Now when we buy a lot of Tang Villa, we can top up another RM 9,000 to RM 11,000 (depends on side facing) to buy a new lot of Ming Palace if we do not take the ING, Great Eastern and the imported ‘Mug’ (sorry, I don’t know what it call in English) . This is really great news for investor or personal.

If is from personal point of view, below will be the total savings.
Investment capital at 1/1/2008 for Tang Villa I is RM 19,800.00.
Additional capital as 1/1/2009 for Ming Palace is RM 9,000.00.
Total investment is RM 28,800.00.
Original price for Tang Villa I + Ming Palace (RM 38,800 x 2 units) = RM 77,600
But we only invest of RM 28,800.00, so total savings will be RM 48,800.00. It is as good as double rewards.

If is from investor point of view, the calculation will be the same as above, but the total savings will be our total profit after reselling. It is at least 50% above of what we had invested.

So if you are a smart investor, act fast because this program is limited to 500 customers only on first come first served basis.

After making my first income as a Unit Trust Consultant, I successfully closed another 3 deals. One is me, my wife and my other colleague. So next month I believe I will have an extra of RM600+, which is not enough, so I will keep asking my other colleagues to join it.

It is easy to convince people because of the economy down turn. Many people will use their money to invest in unit trust, because they think it is a safer way to invest and is better return compare to Fixed Deposit. I know the commission is little, but is better than nothing and it is a simple job, just talk to friends and most of them will agree to invest using EPF account. If you ask them to use cash to invest will be difficult, but from EPF will be no problem for them, because they will think that putting in EPF only getting the 4%-8% dividend, but if invest in Unit Trust might give them higher return.

I had told my brother I will focus on this. About the NV Tang Villa investment, I will target few people, because not all of my friends are rich. It will be a hard start for me, but I will try my best because the commission is very attractive, and I really need that money to pay off my debts. Headache, debts is everyone problem. I guess 80%-90% people are living for debts. I am one of them.

1. As good as free
As I had mentioned earlier in my post, you will get your money invested back (+/-) in either 8 or 15 years, it depends on which Insurance company you select.

2. Interest free and easy payment
You can either pay one lump sum or pay installment with zero interest. Installment period can up to 2 years of one slot, 4 years for 2 slots and….

3. The earlier you invest, the more you gain
Price is increasing every quarter of the year, so the earlier you invest the return margin will be higher.

4. Zero risk
Is totally zero risk, because it does not affected by the market economy and the price increase is well plan and control by NV Group.

5. Strategic location with easy accessibility
Location is easy find as many high ways can reach there.

6. State the art environment, advance cremation technology
Current cremation will take a day but this advance technology of cremation only takes 2 hours. So for people like us no need to take additional leaves to come back for the ceremony.

7. Different requirement of the residential property of deceased
People have the mindset that wish to bury with their family members after dead.

8. Dense population, limited supply
Our population is increasing daily but the supply is limited. So this will cause high demand will low supply.

9. Market value
Because of the factor above, it makes the item has value in market.

10. Resale service
Provide resale service for investor. Investor only needs to fill up the form and they will help the investor to sell it off. Investor has to pay 10% of total sales and 2% charges after the sale is confirmed.

Last year 2008 Nirvana launched their new product in Tang Villa, Shah Alam. This is benefit for 3 parties.

Company
Agent
Customer

Company definitely beneficial if they manage to sell their products. Agents also get their commission after successful sell the products. But how customer also beneficial? I believe you have heard this strategy call ‘Blue Ocean Strategy’, but what about ‘Blue Sky Strategy’? Sky is much wider than ocean right? This strategy implemented by Nirvana. This concept is to benefit the above 3 parties. I won’t talk about the beneficial of a company and agent, but I just want to talk about customer, how they are beneficial.

Customer buy the standard double burial plots at RM 19,800 (the first selling price) and they will entitle one of the below items

Great Eastern Life Insurance
15 years personal insurance plan. After 15 years you will get back around the money you buy for the plot (+/-). If anything happen to you, you will cover by them, if is die naturally your beneficial person will get 2X of the money you buy the plot. If is accident for public land transportation like LRT, MRT, Bus, Taxi (only apply for long journey), your beneficial person will get 4X of the money you buy the plot. If after 15 years, and nothing happen to you, you will get back almost the full amount of what you had invested (+/-). So this mean you are getting the plot at FOC, right?

ING
8 years plan that does not include personal insurance plan. After 8 years, you will get back almost the full amount of what you had invested (+/-). So this mean you are getting the plot at FOC, right?

2 imported ‘mug’ (sorry I don’t know what is the term in English) that cost about RM30K.
If you go for Great Eastern or ING, within the period you sell the plots. You will still get back the money from them, depends on which company you choose. What you need to do is to register your name to the respected department, you need to pay RM50 for the registration charges, and they will contact you if someone wants to buy your plot. The selling price will be the market price at about RM38,900. So this mean you will earn about RM20K for selling off and few years later you will still get back the RM19,800. So this is a very good investment plan.

The price of the double burial plots will increase every 4 months about RM1K – RM1.2K or increase after every 1000 sales. The price is control by them and guarantees increase quarterly.

If you buy at 2008 the price will be RM 19,800, and it keeps increasing every quarter until the price at RM38,900 (+/-). So invest early for better return. If you have questions or need more information about this, you can contact me at 012-3282066 YAP or email me at seven7c@hotmail.com.

Now if you manage to introduce 1 person and that person do agree to buy the product, you will entitle SGD 13. Look at the diagram below.

For every 2 person you introduce and they agree to buy the product, you will entitle SGD 65. So do you think this is an attractive bonus for you?

Beside this bonus, there are 6 more bonuses. If you want to know it, please contact me at 012-3282066 YAP or mail to me at seven7c@hotmail.com.

I know many of you are looking for side income, I mean part time job. Many people will go for direct selling, because it is the fastest way to make money. But which company did pay well? Let me share something with you.

Have you heard about NaturallyPlus or MyVisionGroup? NaturallyPlus and MyVisionGroup are the same company. Later MyVisionGroup will change the name to NaturallyPlus, same as other country like Japan, Taiwan, Hong Kong and Singapore.

NaturallyPlus are selling 2 products to customer, Super Lutein and Izumio. Today I won’t talk about the products, what I want to talk is the marketing, the money.

Let’s me briefly talk about the differences between NaturallyPlus and other direct selling company.

DS – Direct Selling
NP – Naturally Plus

Depth level: DS only offer up to 4-6 level depth of your down line but NP is unlimited. I had draft a chart, please look at the chart above. Blue circle is you, green circles are eligible for income calculation, those red circles are above 6 level depths so is not consider into your income calculation. Can you see you have a super team member in level 7? His/her team growth fantastically well and fast. It is too bad to say that you are not eligible for it but in NP, because it is unlimited depths, so it is calculated into your income, he/she is under your group.

Let’s look at the chart above. This is NP methodology. Blue color circle is you, purple color circle are those direct recruit by you and the green color circle are those recruited either by your down line or up line. Yes, you did not see wrongly, is your up line. This is a pyramid structure, every level will break into 2 (left and right), and so there is a limit in every level. So from here can you see the basic differences between DS and NP? For you which one you prefer?

Keep stock and deliver: If you work for DS company, you need to go to the company to get the products and deliver to your customers. Usually people will buy more to keep as their own stock, when their customers need it, then only they will sell it to them. this mean they are taking out money to get their stock available. In NaturallyPlus, they are having this concept. Each person is allowed to buy 1 set of product (Super Lutein and Izumio). This mean you have no chance to keep stock and their concept is company deal with customer. What you need to do is introduce the product to your friends or relative. If they think it is good for them, then they have to register as member in order for them to buy the product. The product will courier to their house (currently they are getting stock from Singapore, because Malaysia has not set up the company, will set up at the end of the year, bear in mind that if you join now you are the pioneer in Malaysia branch).

No work no income? Of course for DS you will still get commission from your down line but NaturallyPlus is different. Let’s see the chart below.

On the y-axis is he income in Ringgit Malaysia (RM). Let assume you are the person, on January you first join a DS company and you start it slow, so you get RM50 on January. On February, you work hard on it and you earn RM100, double of January. Unfortunately you sick on the whole month of march, so you do not have any sales, so your income for March in zero. Once you recover on April, you start working on this and you earn RM50 on April. You put extra effort and time on May to get income up to RM100. but things does not go well, you accident on month of June, you force to stay in the hospital for the whole month, this mean no income for the month of June. When you recover on July, you work super extreme hard to make yourself the income of RM200 for July. This is DS, let’s see NP.

Let assume you are the person who join NP and do the same sales as the person in DS. On January you earn RM50, on February you earn RM150, March your income is RM150, April is RM200, May is RM300, June is RM300 and July is RM500. Remember! In NP, it is a repeat sale on every month, so your monthly income trend is increasing every month. so you don’t have to worry if you do not have sale on any month. is it good?

These are the basic differences between a traditional DS and NP. I will talk more on this later. But after reading these 3 differences, do you think you have the intention to join the team?
